Where an energy assessment is required for a building prior to completion, a Predicted Energy Assessment (PEA) will be produced. The energy assessment carried out at the design stage has until now resulted in a Standard Assessment Procedure (SAP) certificate. This will now be the PEA.
The PEA is required as part of the HIP for a property marketed off-plan, it is required in line with HIP legislation.
The HIP, and therefore the PEA, is required from the first point of marketing.
Note; the new PEA’s (similar to the old display notices) will include the:
· Energy Efficiency Rating – a measure of the overall energy efficiency of the house.
· Environmental C02 Impact – a measure of the property’s impact on the environment.
Only the EPC will include recommendation’s and comments on the both the above topic’s aswell.
