Home Buyer’s Survey includes:

This is an economy service for the cost conscious home buyer. It will provide an overall opinion of the general condition of the property

The survey will report on;

  • Major & minor defects and what they could mean.
  •  Urgent matters that are a threat to the fabric of the building
  •  Significant matters which could effect the price of the property
  • The possible cost of repairs
  • Results of damp testing on walls
  • Damage to timbers – including woodworm & rot.
  • The condition of damp proofing, insulation and drainage (though drains aren’t tested)
  • Technical information on the construction of the property and the materials used.
  • Recommendations for any further special inspections.
  • Guideline budget for repairs identified during the inspection
  • An open market valuation using the same criteria that banks would use.
  • Rebuild costs for insurance.
