Home Buyer’s Survey includes:
This is an economy service for the cost conscious home buyer. It will provide an overall opinion of the general condition of the property
The survey will report on;
- Major & minor defects and what they could mean.
- Urgent matters that are a threat to the fabric of the building
- Significant matters which could effect the price of the property
- The possible cost of repairs
- Results of damp testing on walls
- Damage to timbers – including woodworm & rot.
- The condition of damp proofing, insulation and drainage (though drains aren’t tested)
- Technical information on the construction of the property and the materials used.
- Recommendations for any further special inspections.
- Guideline budget for repairs identified during the inspection
- An open market valuation using the same criteria that banks would use.
- Rebuild costs for insurance.
