A Building Survey is suitable for all residential properties and provides a full picture of their construction and condition. It is likely to be needed if their property is, for example, of unusual construction, is dilapidated or has been extensively altered - or where a major conversion or renovation is planned. It is usually tailored to the client's individual requirements. The report includes extensive technical information on construction and materials as well as details of the whole range of defects, major to minor.
A building survey is an extensive inspection of a property. In addition to containing all the elements of a Home buyer’s Survey it also reports on repairs that in the surveyors opinion require attention either now or in the future to put the property into, or maintain it in a good condition for its age and type. This aides in not only whether to buy the property but also in advertising what you may have to spend after you have moved in.

Whats is s Building Survey?
Surveys are a kind of health check for buildings. If you’re buying a property, a survey should be carried out before you enter into a contract or even before making an offer. What would happen if you put in an offer or bought a property and later found out it had damp in every nook and cranny and it would cost thousands to fix? This would have been picked up on a survey, but seen as a survey wasn’t carried out; you have nothing to protect yourself.

The surveyor will report on all parts of the property that they can easily reach and will even accommodate to most requests (ie will you check the sash windows haven’t got rot). However a surveyor will not inspect under carpets or furniture, they don’t test wiring or the water supply-although they may comment on their condition.
Don’t rely on the Mortgage Valuation report, it is prepared for the lender - not for you, the borrower. It answers only the lender's questions concerning the appropriate security for your loan. You cannot rely on it to answer the questions which concern your personal interests.
